    Karl’s Mortgage Calculator helps factor in the additional elements that make up most mortgages (homeowners insurance, property tax, HOA dues, etc.). The calculator has iPhone and Android versions and it is a good tool for getting a reasonably accurate estimate of what a payment might be on a particular property.   • Talk to Tucker App

    If you’re looking for your next home in Indiana, look no further than the Talk to Tucker App! The highlight of this app is the incredibly easy-to-use search function. Search for homes using a broad variety of filters, from neighborhoods and school districts to community features such as pools and golf courses. This is an EXCELLENT tool for finding open houses in your area (simply click Explore / Open House).

  • AARP Livability Index

    The AARP Livablity Index is based on seven livability categories: housing, neighborhood, transportation, environment, health, engagement, and opportunity. The idea is that the categories each provide important pieces of the picture of livability in a community. This tool can be particularly interesting for anyone considering relocation to another community.

  • Public Information Tools referenced in PA

    Most Indiana real estate purchase agreements (PA) will provide links for how to check if a home is on the IN.gov website’s registry of known meth contaminated properties (once there, click on “Clan Lab Addresses”) as well as providing a link to the Indiana Sex Offenders registry located on the Indiana Sheriffs website. While the PA notes that the broker is not responsible for providing or verifying this type of information, the links noted within the PA are shown above.

The programs are based on income and vary according to the average median income for each area.     A HUD home is a foreclosed property that the Department of Housing and Urban Development (HUD) sells to recover losses from foreclosure.
